Tenant Information
Office Details
The office is located at 105 Alexander Street, Crows Nest. It is open Monday to Friday 9—5 pm. Inquiries can be made on (02) 9460 8080, emergencies on 0422 151 020.
Keys
Upward Property Management will most likely have a spare set of keys for emergencies. These can be borrowed upon identification. They must be returned within 24 hours and are not available out of office hours or on public holidays. Locks can be changed only after permission has been granted by the landlord and that the office is supplied with a new set of keys.
Bond
The bond is payable at the commencement of your tenancy and is lodged with the Office of Fair Trading. This is usually four weeks bond for unfurnished properties and six weeks bond for furnished. This is for security for damages or any unforeseen wear and tear.
Rent Payment Methods
We do not accept cheque, cash or money order rental payments. All rent payments are made via internet banking.
Regular Inspections
Throughout your tenancy, the premises will be inspected regularly by Upward Property Management after seven days notice in writing has been given to you.
Telephone, Gas and Electricity
It is your responsibility to have the correct account placed in your name or names and to arrange to have a meter reading prior to moving in or vacating the premises. Telstra, AGL and Sydney Electricity can arrange this service for you.
Repairs
All repair requests must be in writing to our office – either email or faxed. You can download the Tenancy Repair Request Form by clicking the icon above.
Tenancy Insurance
We recommend that you take out contents insurance for your personal possessions as the landlord is not obligated to insure your personal items.
Termination of the Tenancy
Your Residential Tenancy Agreement is a legal and binding contract, which provides protection for both you and the Landlord. This agreement can be terminated by you prior to your lease agreement ending providing minimum 14 days notice in writing to the office.
If your fixed term has ended, and you have not signed a lease renewal, you may continue to live there or vacate. If you vacate, you must give 21 days notice in writing to the office. If you have to vacate prior to the lease ending, this will be deemed a lease break and you will still be responsible for rent up until the new tenant is found; you will need to pay for advertising to find a new tenant and the new tenant has to be approved by the owner. How do I get my bond back?
Your property manager will conduct a vacate inspection after you have vacated, cleaned and returned the keys. Rent will be payable until all keys are returned and there should be no rental monies owing. If the vacate inspection is satisfactory, your property manager will complete the bond refund form. They have up to 14 days to refund the bond.
If there is damage caused by you, this will have to be repaired by you at your cost – back to the standard it was prior to the damage. If it has not been repaired by you, the cost of repairs will be deducted from your bond.
